What's A Cost Seg?
A cost segregation study unlocks the depreciation your property is already entitled to, just faster.
The default IRS depreciation schedule for real estate assets spreads deductions over 27.5 or 39 years, treating a property as one single asset. A cost segregation study breaks it down into its actual components, each with its own shorter useful life, so those deductions can be claimed almost immediately. Most investors never question their CPA's schedule and wait decades for what savvy investors already have.
- 5year
- Carpet, appliances, cabinetry, decorative lighting, furniture and other contents identified inside the building.
- 7year
- Certain equipment and specialty fixtures tied to how the property is actually used and operated.
- 15year
- Paving, curbing, sidewalks, site lighting, fencing, landscaping and other exterior improvements.

Instead of waiting decades, a study identifies and values each qualifying component so you front-load your deductions in the early years of ownership. If you've owned the property for a while, a look-back study can often capture missed depreciation in the current tax year, usually without amending prior returns. Your CPA will confirm how the numbers fit your situation.
Why us
Built around
relationships, not volume
The largest firms are built to move volume. That model relies on contracted inspectors and rotating staff, and the person who sells you the study is rarely the person who does it. We built the opposite on purpose: fewer engagements, real attention, and relationships that last well beyond the first filing.

How it works
Four steps, one
point of contact
No handoffs, no account managers. The same person guides the engagement from the first phone call through your filed return, and stays available for the next property, renovation, or question that comes up.
Most studies are completed in a matter of weeks, timed around your filing deadline.

We review plans, closing documents, cost records and the property itself, then identify and value every component that qualifies for a shorter life.
- 03
Documented report
You receive a defensible, audit-ready report with the component detail, methodology and depreciation schedules your accountant needs.
- 04
CPA coordination
We coordinate with your CPA to make sure the study integrates cleanly into your return, answering their questions from day one through filing and next year, too.
Questions
Frequently
asked
What is a cost segregation study?+
It's an engineering-based analysis that breaks your building into its individual components and reassigns them to the shorter depreciation lives allowed by the tax code, typically 5, 7 and 15 years, instead of depreciating everything over 27.5 or 39 years.
Will this trigger an audit?+
Cost segregation is a recognized, IRS-sanctioned application of existing depreciation rules. What matters is documentation. Our reports are prepared to withstand scrutiny, showing the methodology, component detail and support behind every reclassification.
I've owned the property for years. Is it too late?+
Usually not. A look-back study can often capture depreciation you were entitled to but never claimed, and in many cases it can be taken in the current tax year rather than by amending old returns. Your CPA will confirm the right approach for your facts.
What size property is worth studying?+
As a general rule, properties with a depreciable basis of about $200,000 or more are worth reviewing. Short-term rentals often qualify at the lower end. The feasibility review is free, so you'll know before you commit.
Do you work with my CPA?+
Yes, and we prefer to. We coordinate directly with your tax preparer so the schedules integrate cleanly into your return, and we're available to answer their questions.
Do you work outside my state?+
We work with property owners nationwide. Engagements are handled remotely with the same direct, senior-level attention regardless of where the property sits.
What does a study cost?+
Fees depend on the property type, size and complexity, and we quote a flat fee up front, no surprises. If the projected benefit doesn't clearly outweigh the fee, we'll tell you not to do it.
What happens after the study is delivered?+
You keep the same point of contact. We're available to answer questions from you or your CPA, support future acquisitions or renovations, and help you plan ahead. Most of our clients come back because they know exactly who to call.
